NOTE :- This Floor plan is just for your reference only, Floor plan for each project will be designed as per client’s requirements.
2. STEEL FOR STRUCTURE
A. ISI standard FE-500/550TMT Steel will be used as per structural requirement.
B. Steel Rods starting from 6mm upto 20mm will be used according to the structural design and requirement
C. IndiaGold, Gopala Steel or equivalent brands will be used.
3. CEMENT
A. ISI Standard 53 and 43 Grade cement will be used.
B. 53-Grade will be used for Masonry and 43-Grade will be used for Plastering.
C. Maha, Priya or equivalent Brands will be used.
4. MASONRY (BLOCKS)
A. Size Stone Masonry for External boundary only with 3 Layers of Size Stones.
B. 6″ Solid Blocks for External Walls (Basic Price of Block Rs.32.00/-)
C. 4″ Solid Blocks for Internal Walls (Basic Price of Block Rs.27.00/-)
Note – If Clay-bricks can be used with Extra cost of Rs.90/sqft and Wire-cut bricks for Rs.100/sqft on the package.
5. DOORS
A. Main Door/Pooja Door :- African Teak Wood 6″XX3″ Frame with Ready made Teak wood door shutter.
B. Bedroom Door :- Salwood Door with 5″X3″ Frame with 30mm Flush Door Shutters.
C. Toilet Doors :- PVC Door Frame and Shutters
Note – If any changes in doors then difference cost will be given by owner .
6. WINDOWS
A. All Windows Should be Aluminium two track windows.
7. FLOORING & WALL TILES
A. Living, Dining, Bedroom & Kitchen Flooring will be 2′-0″X2′-0″ Vitrified tiles with Necessary spacing. (Basic Price of Tiles Rs.45.00/Sft)
B. Toilet Flooring will be 1′-0″X1′-0″ Vitrified tiles with Necessary spacers. (Basic Price of Tiles Rs.35.00/Sft)
C. Toilet Wall tiles will be 1′-0″X1′-6″ Ceramic tiles with Necessary spacers. (Basic Price of Tiles Rs.35.00/Sft)
A. Kitchen wall ceramic tiles above the kitchen counter 2′-0″ Height with Necessary spacing. (Basic Price of Tiles Rs.40.00/Sft)
D. Staircase flooring will be 19mm thick Granite. (Basic Price of Granite Rs.50.00/Sft)
E. Kitchen Counter will be 30mm thick black Granite with necessary edge polishing. (Basic Price of Granite Rs.140.00/Sft)

10. WATERPROOFING WORK

A. Internal Walls & Ceiling :- 2 Coats Of Putty + 1 Coat Of Primer & Painted With 2 Coats Of Asian Tractor Emulsion

14. OWNER SCOPE
A. Departmental works like (Sanctioning of plan, Temporary power supply connection, Road cutting permission and Pro-rata charges should be take care by owner.
B. Temporary power supply should be take care by owner.
C. Water supply for construction.
D. Solar, Geyser, Mirror, Soap holder, Towel rod, Door back hanger hook etc. for the Toilets/Bathrooms shall be borne by the BUILDING OWNERS.
E. Interior works and Plaster of Paris (POP) works (if any) will be borne by the BUILDING OWNERS.
F. BUILDING OWNERS shall purchase all the Electrical fixtures like (Ceiling Fans, Lights, Exhaust fans, Calling bell).

15. NOTES
A. Work starts from excavation.
B. If any alteration required after work done then cost will be extra.
C. If we find any rocks at the time of excavation then cost will be Extra
D. Compound wall (Extra)
E. Temporary structures like Pergola, Sloping roof Works then cost will be Extra.
F. Elevation Cladding will cost Extra .
G. If any changes in the materials specification then the difference of amount will be Extra.
H. Area Calculation as per construction done at site and it should be roof slab to roof slab area measurements.
